Commercial air purification goes wrong in two directions and both are expensive. Under-specification looks like a token purifier in a meeting room while the open-plan floor it was bought to reassure remains untouched. The correct approach starts with load and volume, not with product. What is the measured particulate load in each zone, what is the room volume, what infiltration rate does the building actually have, and what air-change rate are we targeting? Those four numbers give a required clean-air delivery rate per zone. Only then does it make sense to ask whether that CADR is best supplied by upgrading the air handling unit's filtration, by standalone units, or by a combination.

Very often the answer is the AHU. Where the HVAC system can accommodate the pressure drop, upgrading central filtration to MERV 13 or higher treats the whole floor for less capital and far less ongoing management than a fleet of individual machines with individually tracked filter schedules.

How CADR should actually be calculated

Required CADR in cubic metres per hour equals room volume multiplied by your target air changes per hour, adjusted upward for measured infiltration. For a general office, four to five air changes per hour is a reasonable target; for a clinical waiting area or a room with a known local source, six or more.

A 40-square-metre meeting room with a 3-metre ceiling is 120 cubic metres. At five air changes per hour, that is 600 m³/h of clean air — which is well above what most consumer-grade units deliver at a speed anyone can hold a meeting next to. This is the arithmetic that separates a specification from a purchase, and it is why catalogue coverage figures quoted in square feet mislead so consistently.

Note the two adjustments that matter in Indian buildings. Ceiling height is frequently above the 2.7 metres that coverage figures assume, which increases volume by 10-25%. And infiltration through non-sealed facades in older buildings can be high enough to require a materially larger CADR to hold a given indoor level against outdoor load.

Important

Manufacturer coverage figures are stated at maximum fan speed, where most units are between 55 and 65 dB. Nobody runs a purifier at that speed in an occupied office. Specify against the CADR available at a fan speed under about 45 dB, which is typically 40-60% of the headline number.

Central filtration versus standalone units

  • Central AHU upgrade: treats whole floors, no per-unit management, lower cost per square foot. Requires HVAC that can take the added pressure drop, and a fan with capacity in reserve.
  • Standalone units: no HVAC dependency, targeted at problem zones, movable. Higher cost per square foot at scale, and every unit is a separate filter schedule someone has to own.
  • Hybrid, which is the usual answer: AHU upgrade as the base layer, standalone units in the specific zones that still fail — ground floors near parking, spaces beside arterial roads, rooms with local sources.
  • In-duct UVGI on cooling coils: addresses microbial growth on coils rather than particulate. Worth evaluating separately in humid climates, not a substitute for filtration.
  • For clinical and isolation areas, requirements are set by the applicable healthcare standard rather than by comfort targets, and the design should follow that.

The running-cost model people skip

Over five years, filter replacement typically exceeds the hardware cost on a commercial purifier fleet — often substantially. A ₹35,000 unit consuming ₹6,000 of filters a year costs ₹65,000 over five years, and forty of them is a ₹26 lakh commitment that no one modelled when the ₹14 lakh purchase was approved.

This is why platform choice matters more than unit price. Filter cost per unit of CADR delivered, filter availability in India, and whether the model is likely to still be supported in four years are the variables that decide five-year cost. A slightly more expensive unit with cheaper, widely available filters is usually the better commercial decision.

Model power too. A fleet running twelve hours a day at moderate speed is a real electrical load, and it is one of the few facilities costs that scales linearly with the number of machines you were talked into.

Standalone units make sense for zones central treatment cannot reach effectively, and for buildings whose AHUs have no spare fan capacity. Most real designs are a hybrid of both.
Do air purifiers help with CO₂ in offices?
No. Purifiers recirculate and filter the same air; they do not remove CO₂. Rising CO₂ is a ventilation problem and needs fresh air — rebalanced dampers, demand-controlled ventilation, or heat recovery ventilators. This distinction matters because CO₂ is the most common finding in Indian office audits and purifiers are the most common proposed response to it.
