Industrial RO maintenance is a performance-monitoring discipline that happens to include some spanner work. The plants that run for five years on one membrane set and the plants that need replacements every eighteen months are usually the same equipment, differently maintained.

The core practice is normalisation. Raw permeate flow and conductivity readings vary with feed temperature and pressure, which means a plant can look fine in May and alarming in January while nothing has changed. Normalised flux and normalised salt rejection correct for those variables and reveal the actual trend. Every plant should have both logged daily and plotted; without them, maintenance is guesswork and cleaning happens too late.

Cleaning in place is the highest-return activity in the whole category. Fouling caught early — at a 10-15% drop in normalised flux — reverses almost completely with the correct chemistry. Fouling left until output visibly falls has often become irreversible, and the ₹18,000 CIP you skipped becomes a ₹1,80,000 membrane set.

The parameters your operator should log daily

  • Feed, permeate and reject flow rates — and therefore recovery ratio.
  • Feed, permeate and reject conductivity — and therefore salt rejection.
  • Feed pressure, membrane differential pressure, and permeate pressure.
  • Feed temperature, without which none of the above can be normalised.
  • Cartridge filter differential pressure — the earliest sign pre-treatment is loading.
  • Softener outlet hardness and antiscalant tank level.
  • Pump current draw, which trends upward before a mechanical failure announces itself.

Tip

Insist that the AMC provider supplies a normalisation spreadsheet or dashboard and reviews it at every visit. A logbook nobody plots is a compliance ritual. A plotted normalised-flux trend is the single most valuable maintenance artefact an industrial RO produces.

When to clean, and with what

Trigger CIP when normalised flux drops 10-15% from the commissioning baseline, when normalised salt passage rises 10-15%, or when membrane differential pressure rises 15%. Any one of those crossing threshold is the signal; waiting for two is waiting too long.

The chemistry follows the foulant. Alkaline cleaning at high pH addresses organic and biological fouling and silica. Acid cleaning at low pH addresses scale — calcium carbonate, sulphates and metal oxides. Most plants need both in sequence, and the order matters: alkaline first where organics dominate, acid first where scaling dominates. Getting this wrong can set foulant harder rather than remove it.

A properly executed CIP is measured, not eyeballed: recirculation at controlled temperature and flow, adequate soak, and a post-clean normalised reading to confirm recovery. If the numbers do not recover after cleaning, the fouling has become irreversible and membrane replacement is the honest answer.

Structuring the contract

  • Define comprehensive versus non-comprehensive explicitly. Comprehensive should include membranes; many contracts described as full exclude exactly that.
  • State visit frequency and what each visit covers, so 'preventive maintenance' has content.
  • Define the breakdown response SLA in hours, and attach a penalty. Without one it is an aspiration.
  • Specify that normalised performance data is reviewed and reported at every visit.
  • Name the consumables covered — cartridges, media, antiscalant, CIP chemicals, softener salt.
  • Agree membrane replacement criteria in advance, based on normalised thresholds rather than the provider's judgement on the day.
  • For production-critical plants, agree critical spares held on site: cartridges, one membrane element, dosing pump, key instrumentation.

How often should industrial RO membranes be cleaned?
By condition rather than calendar. Trigger a CIP when normalised flux drops 10-15%, normalised salt passage rises 10-15%, or differential pressure rises 15%. In practice that means quarterly on difficult feed water and once or twice a year on well-pre-treated municipal feed. Waiting until output visibly falls usually means the fouling is already partly irreversible.
How long do industrial RO membranes last?
Two to five years, and the spread is almost entirely down to pre-treatment quality and cleaning discipline. Well-pre-treated plants on a scheduled CIP regime reach four to five years routinely. Plants with inadequate pre-treatment or reactive-only cleaning replace elements every eighteen months to two years and treat it as normal.
What is normalised flux and why does it matter?
Permeate flow corrected for feed temperature, pressure and salinity. Raw flow readings vary with season — the same plant produces measurably less in January than in May with nothing wrong — so raw data cannot distinguish a cold week from genuine fouling. Normalised flux can, which is why it is the only reliable trigger for cleaning and replacement decisions.
Can I do industrial RO maintenance in-house?
Daily logging, normalisation and routine pre-treatment tasks, yes — and plants where the operator owns those tasks generally perform better. CIP is worth outsourcing unless you have trained staff and proper chemical handling, because incorrect cleaning chemistry can set foulant permanently and damage membranes. A common structure is in-house daily operation with a contracted quarterly CIP and performance review.
