Office water is a facilities problem with a productivity cost attached. A purifier that breaks in a 200-person office is not an inconvenience; it is 200 people walking to a different floor, and it is why response-time SLAs matter more here than they do in a home.

The most common error is under-sizing — installing domestic units in a commercial pantry because the capex looks attractive. They run continuously, exhaust consumables in a fraction of their rated life, and typically need replacing within eighteen months. Per litre delivered over five years, a correctly specified commercial system is substantially cheaper.

Size on headcount, specify hot water (Indian offices consume tea and coffee relentlessly), and put a written response time in the AMC.

Typical system recommendation

For most single-floor offices, a 100 LPH commercial RO plant with SS-304 construction and HPS auto shut-off, feeding one or two stainless-steel coolers with hot and chilled taps, is the right architecture. For multi-floor campuses, a central plant with distribution to floor-level coolers is more economical and far easier to service than independent units per floor. Rental and OpEx models are available where capex approval is the constraint.

Multi-stage purification architecture

Commercial and industrial systems are engineered as a treatment train, not a single appliance. Each module protects the one after it, and skipping a stage to save capex is the most common reason plants fail early.

  • Pre-treatment module — multigrade sand filter removes suspended solids and turbidity; activated carbon filter strips chlorine and organics that would oxidise the RO membrane.
  • Softening or antiscalant dosing — protects membranes from calcium and magnesium scaling. On hard feed water this is not optional.
  • High-pressure RO module — heavy-duty booster pump drives feed water through industrial spiral-wound membranes at 12-18 bar.
  • Post-treatment disinfection — UV disinfection and/or ozonation, with mineral dosing where potable taste matters.

Tip

Ask any vendor to show you the pre-treatment specification, not just the RO capacity. An undersized pre-treatment train is the single most common cause of premature membrane failure and unplanned downtime.
